POLICIES

Cancellations

  • If notification of a cancellation is received at least 14 days prior to the arrival date, the deposit is refundable less a $40 processing fee per room.
  • If notification of a cancellation is received 9-13 days prior to the arrival date, the advance deposit is forfeited and is non-refundable. Under certain circumstances, the deposit may be credited towards a future stay within twelve months of the canceled visit.
  • If notification of a cancellation is received less than 9 days prior to the arrival date, the full amount of the reservation will be charged and is non-refundable unless we are able to rebook the entire reservation.
  • Early departures or no-shows are considered a cancellation and are treated within the described policy. 
  • We ask that all cancellations be made by email or other written correspondence. 
  • We reserve the right to treat a partial cancellation as a cancellation for the entire stay.
  • Multiple room bookings of more than three rooms, whole house bookings and bookings for the month of October, some holidays and special events require a 30-day cancellation.

Days of Operation

  • Open year round with a two-night minimum stay on weekends, holidays and the month of October.

Check In/Out

  • Check-in between 3:00 and 6:00 PM. Early or late check-in is accommodated when possible with advance notice.
  • Check-out by 11:00 AM.

Rates

  • All rates are before adding 13% local tax (7% NC Sales Tax + 6% Buncombe County Occupancy Tax). Tax rates can always be subject to change, and we reserve the right to update our pricing in order to stay compliant with local tax laws.
  • All rates are subject to change without prior notice. We always honor the rates valid at the time of booking. 
  • Whole house and multiple room bookings of more than three rooms may be subject to terms other than those stated herein and will be determined on a case by case basis.

Special Rates

  • Special weekly rates are available upon request.

Payments

  • We accept MasterCard, Visa, Discover, American Express and cash.
  • Intended use of any type of Gift Card or Gift Certificate needs to be indicated at time of booking—acceptance is subject to prior direct approval. Currently, the only accepted gift certificates are those issued directly by Sweet Biscuit Inn or Asheville Bed & Breakfast Association. Restrictions and black-out periods may apply.
  • All reservations are held with a 1-night room charge plus tax or a 2-night room charge for bookings of 5 nights and longer. The balance is due upon arrival. A booking with said deposit payment indicates acceptance of our Terms & Conditions. 

Occupancy

  • All rooms are double occupancy and include breakfast for two with the exception of Room 7 and the Carriage House.
  • The Birdsong Suite (Room 7) can accommodate up to three persons with an extra charge of $30 to include extra bedding and breakfast for three.
  • The Carriage House can accommodate up to five persons, but no more than four adults. Extra bedding charge is $20. Breakfast is not included for the Carriage House.
  • For any group booking of 3 or more accommodations (room, suite, Carriage House) we require prior contact in order to be able to make the most suitable arrangements. The inn is not available for whole-house rentals or weddings without prior arrangement.

Children

  • Children age 12 and up are welcome in the main house and are subject to the same occupancy policies as adults.
  • Children of any age are welcome in the Carriage House.

Pets

  • Dog-friendly lodging for up to 2 well-behaved dogs is available in the Carriage House only. 
  • There is a $50 non-refundable pet fee.
  • Dogs must not be left alone unless they are crated. Dogs must not be left unattended outside and must be walked on a leash at all times. 
  • Dogs are not allowed in the upstairs bedrooms. If found in either one of the upstairs bedrooms, a $120 service and cleaning surcharge will be billed to the credit card on file.
  • Guests are responsible for any and all damages incurred due to their dog.

Smoking

The entire inn and the Carriage House are non-smoking. We strive to provide odor-free accommodations to our guests. A minimum cleaning surcharge of $250, possibly more if rooms cannot be rented to other guests, will be charged to anyone who smokes inside the inn or the Carriage House to cover cleaning, dry cleaning or replacement of fabrics, upholstery or furniture. For the safety and comfort of all of our guests, candles and other scent-producing devices are not allowed.

Dietary Restrictions

Every reasonable attempt will be made to accommodate dietary restrictions and preferences. While we take steps to prevent cross-contact, we do not have a separate allergy-friendly area within our kitchen and are unable to guarantee that a menu item is completely free of allergens.
